Please read these Terms of Service ("Terms") carefully before using the Dwellio platform ("Service"). By accessing or using our Service, you agree to be bound by these Terms and our Privacy Policy.

1. Acceptance of Terms

By creating an account or using Dwellio, you agree to these Terms and our Privacy Policy. If you do not agree, please do not use our Service. We may update these Terms from time to time and will notify you of material changes by updating the "Last updated" date above.

2. Description of Service

Dwellio is a rental property alert service that monitors leading UK property portals and sends notifications to users when new properties match their specified search criteria (location, price range, bedrooms, property type).

Automated data collection: To deliver this Service, Dwellio uses automated software to collect publicly available property listing data from third-party property websites. This data collection is performed by automated means (web scraping). Dwellio is not affiliated with, endorsed by, or in any way officially connected to any of these property portals or their parent companies.

Because this Service depends on the continued availability of third-party data sources, Dwellio cannot guarantee uninterrupted access to property listings. If a third-party portal changes its website structure, restricts access, or becomes unavailable, the Service may be temporarily suspended or degraded. We will endeavour to restore service as quickly as possible but accept no liability for outages caused by third-party actions.

Property listing data is provided for informational purposes only. Dwellio does not verify the accuracy of third-party listings and is not responsible for any errors, omissions, or outdated information in those listings.

3. User Accounts

To use Dwellio, you must create an account by providing a valid email address and password, or by signing in via Google. You are responsible for:

• Maintaining the confidentiality of your account credentials.
• All activities that occur under your account.
• Notifying us immediately if you suspect unauthorised use of your account.

You must be at least 18 years old to create an account. We reserve the right to suspend or terminate accounts that violate these Terms.

4. Free Trial

New users may start a 14-day free trial of Dwellio with no payment card required. At the end of the trial, your property alerts will pause unless you choose to subscribe. You can cancel at any time during the trial without being charged.

5. Subscriptions and Payments

Dwellio is a paid subscription service priced at £9.99/month, billed monthly via our payment processor, Stripe, after a 14-day free trial. By subscribing, you agree that:

• Your subscription will automatically renew each billing period until cancelled.
• You may cancel at any time through your account settings. Cancellation takes effect at the end of the current billing period.
• Refunds are not provided for partial billing periods.
• We may change subscription prices with reasonable notice. Price changes will apply from your next billing period.

Dwellio does not store your payment card details. All payment processing is handled securely by Stripe.

6. Acceptable Use

You agree not to:

• Use the Service for any unlawful purpose.
• Attempt to gain unauthorised access to the Service or its related systems.
• Interfere with or disrupt the Service or servers.
• Scrape, reproduce, or redistribute content from Dwellio without permission.
• Create multiple accounts to circumvent subscription limits.
• Use the Service to send spam or unsolicited messages.

7. Intellectual Property

The Dwellio name, logo, website design, and original content are the intellectual property of Dwellio. Property listing data displayed through the Service originates from third-party sources and remains the property of the respective portals.

8. Limitation of Liability

To the fullest extent permitted by law:

• The Service is provided on an "as is" and "as available" basis without warranties of any kind, whether express or implied.
• We do not guarantee the accuracy, completeness, or timeliness of property listings.
• We are not liable for any decisions made based on information provided through our Service, including rental decisions.
• Our total liability to you for any claims arising from or related to the Service shall not exceed the amount you have paid to Dwellio in the 12 months preceding the claim.

Nothing in these Terms excludes or limits our liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded by law.

9. Account Deletion

You may delete your account at any time by contacting us. Upon deletion, we will remove your personal data in accordance with our Privacy Policy. If you have an active paid subscription, please cancel it before requesting deletion.

10. Governing Law

These Terms are governed by and construed in accordance with the laws of England and Wales. Any disputes arising from these Terms or your use of the Service shall be subject to the exclusive jurisdiction of the courts of England and Wales.
